dc.description.abstractΗ χρηματοπιστωτική κρίση, που ξεκίνησε στις ΗΠΑ το 2007 με επίκεντρο την αγορά ακινήτων και τα στεγαστικά δάνεια χαμηλής εξασφάλισης (subprimemortgages), γρήγορα επεκτάθηκε και απέκτησε διεθνείς διαστάσεις. Τότε αποκαλύφθηκαν οι αδυναμίες και οι ανισορροπίες του διεθνούς χρηματοπιστωτικού τομέα και όλο το διεθνές σύστημα απειλήθηκε με κατάρρευση. Ιδίως τα γεγονότα που ακολούθησαν τη χρεοκοπία της LehmanBrothers το Σεπτέμβριο του 2008 ήταν κρίσιμα αλλά και διδακτικά για τους κινδύνους που ενέχει η απορρύθμιση των αγορών και η υποτίμηση, από τις εποπτικές αρχές αλλά και τους διεθνείς οίκους αξιολόγησης, των συσσωρευμένων κινδύνων στους ισολογισμούς υπερμοχλευμένων τραπεζών. Η κρίση μεταφέρθηκε, μέσω του περιορισμού των πιστώσεων, στο διεθνές εμπόριο και την πραγματική οικονομία. Μετατράπηκε σε παγκόσμια ύφεση. Στην Ελλάδα, με το ξεκίνημα της παγκόσμιας ύφεσης, η επερχόμενη εγχώρια ύφεση ήταν τότε σχετικά προβλέψιμη. Οι αδυναμίες και οι ανισορροπίες της ελληνικής οικονομίας ήταν γνωστές στους ειδικούς, αφού ήταν βαθιές και χρόνιες, και είναι αυτές που τελικά αποκαλύφθηκαν στο ελληνικό και το διεθνές κοινό μετά τη διεθνή κρίση και σταδιακά οδήγησαν στις σημερινές δυσκολίες. Τα μεγάλα και διαρκή δημοσιονομικά ελλείμματα, που δεν άφησαν το δημοσιονομικό χρέος να μειωθεί, αλλά και το πρόβλημα ανταγωνιστικότητας, δεν είχαν ποτέ αντιμετωπιστεί αποφασιστικά με τις απαραίτητες διαρθρωτικές μεταρρυθμίσεις. Αντιθέτως, η συμμετοχή της χώρας στην Ευρωζώνη με τα χαμηλά επιτόκια δανεισμού και η άγνοια των ελληνικών προβλημάτων από τους συμμετέχοντες στις ξένες αγορές επέτρεψαν στο Δημόσιο να δανείζεται απερίσκεπτα και προκάλεσαν εφησυχασμό ευδαιμονίας στους πολίτες και τους πολιτικούς. Κατά συνέπεια, οι ρίζες της ελληνικής ύφεσης και κρίσης δεν εντοπίζονται στην αγορά ακινήτων ούτε στο χρηματοπιστωτικό σύστημα, όπως έγινε με τη διεθνή κρίση. Και οι δύο αυτοί κλάδοι της οικονομίας είναι κατά κύριο λόγο θύματα της ελληνικής ύφεσης και κρίσης, παρά η γενεσιουργός αιτία της. Η αγορά κατοικίας συνδέεται άμεσα με τον οικονομικό κύκλο με μια αμφίδρομη σχέση μέσω επενδύσεων, κατανάλωσης και δανεισμού, ενώ επηρεάζει και τη σταθερότητα του χρηματοπιστωτικού συστήματος. Η “φούσκα” στις τιμές των κατοικιών στις ΗΠΑ και η αλόγιστη χρήση των συναφών με τη στεγαστική πίστη χρηματοοικονομικών εργαλείων είχαν πρωταγωνιστικό ρόλο στο ξεκίνημα και την εξέλιξη της παγκόσμιας κρίσης της περιόδου 2007-2009. Στην Ελλάδα, η αγορά κατοικίας δεν παρουσίασε ανάλογα φαινόμενα υπερβολικής αύξησης των τιμών, ενώ παραδοσιακά αποτελεί ατμομηχανή της αναπτυξιακής διαδικασίας, επιβραβεύοντας τους Έλληνες που επενδύουν σε ακίνητα. Το μέλλον της ελληνικής αγοράς κατοικίας θα εξαρτηθεί από τις δικές της αυτόχθονες δυνάμεις, τη συνεχιζόμενη τουριστική ανάπτυξη και την ανάγκη υποδομών στη χώρα μας, ενώ οι σημερινές ελληνικές μακροοικονομικές ανισορροπίες αναμένεται να λειτουργήσουν ανασταλτικά. Στόχος της παρούσας εργασίας είναι να εξεταστεί η πορεία των τιμών της αγοράς ακινήτων και να γίνει συσχετισμός με τις αντίστοιχες τιμές του χρηματιστηρίου στην Αγγλία, ενώ δευτερεύων στόχος είναι να εξεταστεί και ένας συσχετισμός με τις αντίστοιχες τιμές στην Αμερική, προκειμένου να πραγματοποιηθούν συγκρίσεις.el
dc.description.abstractThe financial crisis, launched in the US in 2007 focusing on the real estate market and subprimemortgages, quickly expanded and gained an international dimension. Then the weaknesses and imbalances of the international financial sector were revealed and the whole international system was threatened with collapse. In particular, the events that followed LehmanBrothers' bankruptcy in September 2008 were critical and didactic about the risks of market deregulation and the devaluation by the supervisory authorities and international rating agencies of accumulated risks in the balance sheets of supermarket banks. The crisis has been shifted, through credit constraints, to international trade and the real economy. It turned into a global recession. In Greece, with the onset of the global recession, the on-going domestic recession was then relatively predictable. The weaknesses and imbalances of the Greek economy were known to the experts, since they were profound and chronic, and they were finally revealed to the Greek and international public after the international crisis and gradually led to today's difficulties. The large and persistent budget deficits, which did not leave the fiscal debt to decline, but also the competitiveness problem, had never been resolutely addressed by the necessary structural reforms. On the contrary, the country's participation in the Eurozone with low borrowing rates and the ignorance of Greek problems by foreign market participants have allowed the State to recklessly borrow and cause complacency of happiness to citizens and politicians. Consequently, the roots of the Greek recession and crisis are not identified in the real estate market or in the financial system, as was the case with the international crisis. Both sectors of the economy are primarily victims of the Greek recession and crisis, rather than the root cause. The housing market is directly linked to the economic cycle with a two-way relationship through investment, consumption and lending, and it also affects the stability of the financial system. The bubble in house prices in the US and the unexpected use of financial instruments related to mortgage credit played a leading role in the start and evolution of the global crisis of the 2007-2009 period. In Greece, the housing market did not show excessive price rises, traditionally it is a locomotive of the development process, rewarding Greeks investing in real estate. The future of the Greek housing market will depend on its own native forces, continued tourism development and the need for infrastructure in our country, while the current Greek macroeconomic imbalances are expected to work inhibitously. The aim of this paper is to examine the course of real estate prices and to correlate with the corresponding stock prices in the UK, while a secondary objective is to look at a correlation with the corresponding prices in America in order to make comparisons.en
